Keep Installed Systems at Commissioned Performance
An HVAC system performs at its designed efficiency only when it is maintained to the standards at which it was commissioned. MIIE’s AMC services take over where installation ends — providing scheduled preventive maintenance, corrective repairs, performance checks, and emergency breakdown support to help maintain system reliability, efficiency, and uptime.
Our AMC services are available independently, including for HVAC systems installed by other contractors, subject to a site assessment and evaluation of the existing system.
MIIE provides a dedicated service team for planned maintenance, breakdown response, and technical support, helping clients maintain reliable HVAC performance throughout the year.
Scheduled Servicing
Preventive Maintenance
Preventive maintenance is scheduled servicing carried out before a fault occurs — filter cleaning, coil checks, refrigerant level verification, belt and bearing inspection, and electrical connection checks — at a frequency set in the AMC contract based on system type and usage.
Critical facilities such as hospitals typically run on more frequent preventive schedules than standard commercial offices, and MIIE adjusts visit frequency to match risk profile.
On-Call Repairs
Corrective Maintenance
Corrective maintenance covers repairs raised outside the scheduled preventive cycle — when a fault is reported, MIIE’s technicians diagnose and repair the issue under the response timelines defined in the AMC contract.
Under AMC, parts and consumables used in the repair are covered within the contract; under standard AMC, labor is covered and parts are billed separately.
Equipment-Specific Servicing
Chiller & AHU/FCU Servicing
Chillers, Air Handling Units, and Fan Coil Units each carry their own servicing requirements — chillers need refrigerant and compressor checks, AHUs need filter and coil servicing, and FCUs need coil cleaning and fan motor checks. MIIE runs equipment-specific servicing schedules rather than a single generic checklist across all system types.

Emergency Breakdown Support
A cooling failure in a hospital or a hotel isn’t something that waits for the next scheduled visit — MIIE’s AMC contracts include emergency breakdown support, so a system failure is attended to without a separate service call arrangement.
